Project overview
Vanir served as an investor representative throughout the design and construction process for Elite Investments’ (a firm in China) new Modera Turtle Creek multifamily building. Located a few miles from the Dallas Central Business District, Modera Turtle Creek is a six-story building consisting of 207 wood-framed residential units above grade ranging from 609 to 1,254 square feet. Vanir provided weekly and monthly progress reporting by conducting weekly site visits, attending monthly progress meetings and participating in developer/investor conference calls.
The building includes:
- A 1,099-square-foot fitness area
- A 1,327-square-foot club
- A Sky Lounge
- Pool and landscaped courtyard on the first floor
- Three levels of below grade parking with 386 spaces

Modera Turtle Creek was Vanir’s third project for Elite Investments. Providing timely and accurate reporting on the project’s status and issues allowed the foreign investors the ability to have a local representative be their “eyes and ears.”
