Modera Shepherd Multifamily Building

Project overview

Continuing the partnership with our international client, Elite VII Investments, LLC, Vanir served as an investor representative for the design and construction phases of the new Modera Shepherd multifamily housing building, located in the Heights area of Houston, Texas. The team provided weekly and monthly progress reports, conducted weekly site visits, attended monthly progress meetings and participated in developer/investor conference calls.

Modera Shepherd is a six story, 245-unit building. The wood-framed residential units above grade range in size from 660 to 1,513 square feet. The building includes a 1,099-square-foot fitness area, pool, open-air bar and game room, media room, leasing services office and mail room. Three levels of below grade parking can accommodate 346 parking spaces.

During this project, two major challenges occurred. While constructing the below grade garage, the backfill from an existing utility line failed and threatened to collapse a side of the pit into the ongoing work. The contractor halted work, applied a lightweight concrete cover and managed to minimize the negative impact to the schedule. Later, in August 2017, Hurricane Harvey hit the Houston metropolitan area, dumping more than 55 inches of rain. At that time, most of the above grade structure was complete and exterior treatments (roofing and brick/stucco) were ongoing. Fortunately, the below grade portion did not flood or hold water. In both instances, Vanir’s timely reporting to the investment group facilitated their awareness of project conditions.
