Gregori High School is a state-of-the-art high school located in California’s Central Valley. The school spans 80-acres and can accommodate up to 2,500 students. This is the second school Vanir has successfully delivered to Modesto City Schools; Enochs High School opening in the fall of 2008. Both schools were built to help ease overcrowding in the expanding district.
Modesto City Schools considered two options to deliver the construction of Gregori High School. The traditional design-bid-build option was contrasted and compared with the lease-leaseback option recently allowed by the State. The district went as far as bidding the project using both techniques, with Vanir assisting with the preparation of bid packages and soliciting contractor input. After careful analysis, the district opted for the lease-leaseback approach due to the potential savings passed on by the contractors and subcontractors in this collaborative building process.
The district’s first lease-leaseback project proved to be a huge success. The project was delivered on time and $5.1 million under budget. Savings were identified in the structural, glazing, HVAC, electrical and site hardscaping systems.
