Successful Upgrade of a Historic Building
Vanir, in a joint venture with Turner, was retained by the Division of the State
Architect to manage the seismic upgrade of the Jesse Unruh Office Building. This
five-story building was constructed circa 1922 and is one of several projects we
managed as part of the $200 million State Building Seismic Program.
Our responsibilities included working jointly with the State through three primary
phases of work: planning, design development and construction. We were
instrumental in establishing an appropriate budget and fully visualizing all the
challenges of working in an occupied, historic building. Our constructability
review had a special focus on minimizing the impact on historic components.
Partnering to Achieve Success
We established a lead role in promoting teamwork among the State, design
consultants, building occupants and reviewing agencies. Formal "partnering" was
implemented during the construction of the project. These efforts allowed the work
to proceed efficiently through the various phases of the relocation of occupants
and completion of the work. In the end, the disruption to the occupants was
minimized, the work was completed 65 days early and the entire project was
completed under budget.
